8 Questions to ask before you hire your home builder

By asking your builder these key construction quality questions, you can increase the odds you’re getting a home that will meet all of your needs.

  1. What references can you provide? A high-quality construction firm will have a number of satisfied customers in its history. By talking with those satisfied customers, you can discover more about the company and how they’ll handle building your home. A company that doesn’t have references is either very new, or hasn’t satisfied customers in the past–and that means you should beware.   2. How will the total cost of my home be calculated? Before you sign the contract, you need a definite estimate of how much it’s going to cost. Ideally, you want to work with a builder who can give you a total cost estimate before you begin the building process. Of course, that number can change if your needs and desires change during the building process, but you still want a solid estimate before you sign the contract. Make sure to review what finish outs are included and how upgrade payments are handled during the process.
  3. What building milestones do you have and how do you show progress toward the timeline? Building a house doesn’t happen overnight. In some cases, you may have days of what seems like amazing progress as your residence transforms from an empty lot into a quality home. Other days, you may struggle to see any progress at all, because the progress that’s been made is in things that you can’t see as easily. Being able to track the progress of your home is quite a relief when you’re in the middle of the process and starting to wonder when it will end.   4. How long have you been in business and what are your credentials? Knowing that your builder has the necessary qualifications and credentials to take care of building your home is critical. If they are part of local or national building organizations, they will be held to that organization’s high standards–an important thing to consider when you’re choosing a contractor for your home.
  5. Can I review a sample contract? You want to be sure that you understand everything that’s been put in the builder’s contract. Seeing a sample contract ahead of time will give you time to review it, consider potential issues that could arise during the building process, and develop a plan of action.
  6. What projects have you done in the past that are similar to mine? Can I see pictures? A good look at past projects will give you a solid idea of the work the contractor does and allow you to consider whether or not they’ll be able to deliver on what they’re promising you. Checking out past photos will also allow you to point out things that you do and don’t want to include in the construction of your own home.

When warranty issues do arise, you want to be sure that they’ll be handled efficiently, and that you can track the process to be sure that your home is getting the care it needs in a timely manner.
